Interesting situation: have 3 rooms rented on the 2nd floor of a jersey city 2 family house, tenants started attacking me the landlord after 1-2 months of living in apt, claiming its a rooming house etc, withholding rent.

When doing a wholesale deal, are the sellers aware of our Assignment fee, or are they under the assumption that the buyer is paying what the contract says they're selling for?

I can tell you now some of the larger wholesalers in DFW burn bridges as fast as they build them.

If you rehab costs are extensive you can always wholesale the property and come out ahead depending on what you paid.
