I'd guess that the $33k includes redoing drywall and ceilings that got wet, painting the whole house to match the new paint  as well as damage to belongings.

However, what is more scary to me is trying to manage a newly acquired property without having previous investment experience - let alone management experience.A new investor that wants to get started is often better off getting their feet wet by buying turnkey properties that cash-flow from day one, and have most or all of the systems and tenant in place.
