My area only lists 'assessed' value on the appraisers web site so 'market' is not included.

Lots of landlords won't recommend used appliances...so, look for an association that is affiliated with the National Real Estate Investors Association like the RPOA in Grand Rapids, MI.

They can opt out in my web stats and I never even have to think twice about it.

I was just googling private lenders and all I find are Scamy websites like Privatemoneygoldmine.com that sell you lists of lenders you can contact, That they somehow pull from the web somewhere. don't see anything that seems like a legit list of private lenders / investors. 

In fact, REALTOR.com, the official web site for the National Association of Realtors, contains thousands of listings for properties available by lease option terms.
