However, I work full time and need to hire a great Virtual assistant to call and screen for motivated sellers.

I’ve recently been taking this as an “excuse” to not proceed with real estate investing... like “the time will come” or something.But then today I checked their yelp and saw a 1-star and 1 review saying their lack of answering should have been a red flag before proceeding.Now I know it wasn’t the universe telling me to wait but really it was them...

In the past I’ve found properties in great locations but when I found out it was an online auction/virtual realtor thing I backed away.

Evolve is crap though, they’re more of a listing agency then anything as a lot of times they don’t provide on site management and instead just handle all the easy virtual work. 

As new investors with the ability to relocate virtually anywhere in the west, how should we think about the evaluation of each market for BRRRR of multi-family properties?
