Units in this development have appreciated 26% since 2015, which is about middle of the pack where condos are concerned.As noted it needs appliances, the only other thing is blinds for all windows since there are no window coverings and I don't want tenants diy installing the absolute cheapest stuff they can find.

With student rentals we are fortunate that the outgoing tenants are frequently "gone" a week or two before the end of their lease.In some situations, it is not possible to complete work during the turn-around window.

What I also recommend is with a list of what paint,carpet,tile,windows etc. when compiling the list you need to be very detailed including part/spec #.Then try to negotiate those items with your local suppliers.
