I don't think I'd do that for someone for free either.For screening a PM though, I'd ask people I trust for referrals.

I found a property that cash flows around $100-$150 in Bakersfield, depending on the interest rate, but I am wondering if it is a good idea to take this and run with it as a first rental, in order to be able to cash out refi in the future to be able to put a bigger down payment on a mult-family property.

I think (emphasis on think) I have found a deal for me but here is my situation: I am a recent college grad with no 2 year income (just yet) and I came across this property inHamilton, NJ, in which i need between 100k - 144k after all costs (rehab, closing, 20% down payment) I do not have this money as a 22 year old, so I naturally wanted to get an FHA loan but the problem is, its a quadplex that has all units occupied, so i cant really live here because there would be no space, unless there is a way around this.

Most lenders won't allow you to put it in and LLC, it needs to be in a trust or your personal name.I'm no attorney but I've never worried about being in an LLC too much when it's not allowed by lenders, I just make sure I have the right structure and insurance.

.- I could go traditional loan, using primary home HELOC as down payment, so effectively carrying two notes (down payment with higher HELOC rate, balance with current mortgage rate). - credit score is above 800.Any guidance on above options or ideas on other financing scenarios would be greatly appreciated.Thanks so much!

You must deposit and maintain your security deposit(s) into your brokerage's trust account registered with GREC.As long as you do this I believe you are clear but it's been a while for Georgia so I'd recommend a quick call to GREC to verify.
