Where is your property located in town?

Echevarria and I live in a small town called Riverbank, CA.

I live right outside Philadelphia pennsylvania in a suburb town so if there is also anyone in here that is from the Philadelphia or surrounding area that could point me in the right direction of a good attorney that’s my only missing piece of the puzzle.

While the guys who fly into town with their wife saying they want to buy 1 to see how it goes end up buying multiple properties.

I say that because if the property is built with cinderblocks or brick, I would take it on because its still solid and know that the water damage will only be on the HVAC, appliances and electrics.

I grew up in small town Midwest and I️ didn’t even realize the recession was going on.

In that area of town, investors are trying to be All In for about $25K-$30K after rehab is done.

You can get some decent deals in the midwest with ease that are already built... and now's a great time to haggle.

An integrated approach may work if you're a large wholesaler and have built lots of systems to run everything in parallel but as a beginner it's a common mistake to try to do too may things at once rather than getting good at one thing that gets you solid leads.
