Also ask if they can put you in touch with one of their current investors or two so you can ask them questions about their experience and previous returns.

Personally I wouldn't touch it unless the price would allow me to bulldoze it and build new.

I've checked with broker's (found one loan product, but at 10% interest on 5 year ARM), I've checked with big and small credit unions including local credit unions and none of them will touch something like this, even on a portfolio loan product.
