Does anyone have recommendations for software that is able to show financial performance projections for single family rentals?  

One of the biggest advantages/skills that we all learned in the military is looking at the second and third-order of consequences (If I make this decision, it can result in x, which can then result in y).

I have 6 years experience as a landlord on 3 properties now that have been excellent performers.

Over the last two years, we now use a third party called PetScreening that verifies this information on our behalf, taking us out of the equation all together. 

We worry he will take any additional payment, not perform the work, not purchase materials, and not pay plumber (who can tie up our project permits).

(Nor the second one or third one.)
