Figure out a 2 year degree or technical vocation that qualifies for the grant, then pace the money, usually can get 2 classes a semester part time year round, and you can maintain a part time job at least semi-related to your school vocation, plus some employers like to see you are active in education.

Had it rented twice now, one flaked and found something they liked better and the other lied about his background issues, forgot how flaky renters can be at times :)I would think if your business model was ONLY renting to known illegal immigrants, he may have something to worry about long term but there are tons of immigrants here legally and we're one of those states where there's always a ton of people moving in.

Since they technically were not approved yet, I would give them back their deposit and move on..... you don't want this wishy  washy person in your property, I am sure they were frustrated and went to look for another property because they weren't getting approved by the HOA, became nervous, but then whatever they found did not work out too!

I have a pretty solid background of working with tools and machinery and a basic house hack would be right up my alley if I could find someone in the same boat to eventually work on a flip or even a rental property.If not I'd love to even just spend sometime on the weekends working with anyone in the Denver area.
