In my state, if the tenant just vacates (we don't receive the keys) we post an 'abandoned property' notice as per our l/t laws, and then secure the property.

From there a little more active but high quality is a 2 to 4 top type property such as Aspen Dental, T-Mobile, and Starbucks all with 10 year lease and rental increases of 10% every 5 years etc.

Too many risks and for the small margin per month and hefty hassel I don;t see any reason to buy mobile homes in parks.Mobile homes on their own land, bought from a bank foreclosed yes I bought some 18 of those but the inventory ran out.
