I think overall id need about 25,000-30,000 to fix the house completely (that includes; updated bathrooms 3,000 each, updated kitchen 9,000, flooring in basement and bedrooms 3,000 and id re-do the deck, which would prop cost about 2,000 + room for surprises).

I'm not surprised by any of those names.

I was surprised that the bank offered the renovation loan.

You might be surprised by how many group homes are donated by parents like yourself.

Keep in mind also that a house built in 1930 will always have surprises inside of those walls.

I searched for cash buyers in my market and I was surprised to see some of the cash buyers that I currently do business with pop up, so I would say its legit.

Btw, some have an owner's unit, which may have an attic or crawl space access...At any rate, they tend to get the unit vacated for you because  no gets paid (seller, realtors, etc) unless it vacates, so you would be surprised how effective they can be at getting it done to do the deal...but if long term leases are in place and renters are not going anywhere, it may not be  a good fit for an owner occupant....

I wouldn't be surprised to see this proposed leading up to the 16 elections. 

Finally I was ready to put an offer on this home when to our surprise the listing agent had lost the home to Auction.com.
