Purchase price too high vs rent too low.You might do better to just buy a home that you want to live in, that's in a nice neighborhood with good schools, and then buy a second home for investment that might be cheaper and in a different area that makes more sense to get a combination of rent vs purchase price.Most duplexes are in residential neighborhoods....but may not be the neighborhood you want to live in or in single family neighborhoods.

Then at the end of your 4 years in school, you can sell it or turn the whole house into a single rental.Other option is buy a rental in a less expensive area and rent it out.

Recently purchased 2nd property continuing with strategy of rentals focused on new/young families in an area with one of MN's better school districts, near airport and a confluence of highways to easily commute to the many fortune 500 companies in the area (if commuting is still a thing) What made you interested in investing in this type of deal?

I am not exactly sure but on all the deals I fund in that state.there are many fee's that need to be paid to transfer title. these are county city school Tranfer tax I would go to the county recorders office and ask them what has to be provided to record the transfer deed thats a free way to know what is required.

, and the quality/reputation of the schools as a backup in case your place is not appealing to students...lots to consider...In any case, though, the KEY if you want to pursue rentals here, both since you're out of state and since you're not here to manage them, is the Property Management piece.
