I still self-manage that first 4 plex mainly because I rent it for higher than others around it are and the PMs I spoke with there will not ask as high of rent as what I am getting so it makes no economical sense to pay them to rent it for less than I do and I have seen the problems I've had to deal with because of the bad tenants they put in theirs which cause problems for mine.

We may see a dramatic reduction in appreciation but I don’t think anyone anticipates the Utah Housing Market crashing and burning with all the strong economic indicators we are enjoying.
