my whole life i know real estate in some form was going to be something i pursued in life .although i don't have experience in being a landlord i have been to many seminars and have had conversations with a lot of landlords i also come from a family( brother and father who are active landlords).You may be saying if u know all this why are u asking because i want to see what other people would do i love hearing suggestions one little suggestion can change my view on investing.A couple of people made points about rehabbing ,, i would look into that right now I'm focus on cash flow and rentals.i actually have some investors who want to buy i may bring up that idea later done the road and J-V with 1 or 2 of them.somebody also brought up Appreciation - one of the reasons i do look into that is because as a small business owner i don't have a 401k so without no retirement fund i could use a duplex as my retirement fund also the area I'm thinking of buying this duplex is actually a very hot area .

i thought about tile - but if this dowsnt work out down the road , i would remodel again and do everything different - i dont want to make the investment of all tile -

I didn't get that at all from the posts.I'm sure you would have something to share here, if you are willing to do so and the returns, like any investment are down the road, not immediate.Keep in mind, there is no one on this site that knows it all and there are probably a few who know as much anyone but that's not to say that what one knows is identical, so we share it.You can start by telling me something I don't know, make it new, different and exciting....seriously, throw out something we can sink our teeth in!

If you stick to a tenant screening criteria upfront, then it will save you a lot of headaches down the road.

The operator is excited about the location of this facility because it's at the intersection of 2 county roads with good traffic, but it's set back on 33 acres in a very quiet, peaceful setting.
