I'd start with a few:Droopy ceiling fan blades - Excessive moisture trapped in ceiling and attic, possible mold spread inside, plumbing problem, roof leak, soggy studs, possible damage to electrical wiring.Cracks on the ceiling - Possible foundation problem, roof leak, or storm and hail damage to roof.Soft spot or dip on the floor on 2nd level - Workmanship on flooring cover, water damage to wood underneath, renovations done from down stairs ceiling created damage.House extension not built on slab or same foundation as the house - Difference in foundation and level.

Theirs was a bank owned that the previous owner had spent a good deal of money improving with brick & concrete work outside, out door living space, tile flooring throughout, and nice brick fireplace etc.

Let's say your 1980 house rents for 1200/mo, you paid $80k for the house and it is leveled by a tornado.Insurance company can depreciate the floors, roof, walls, fixtures, windows, etc. and although it would cost $100k to rebuild the house, you're only going to get $60k ... $80k depreciated.The difference in coverage types really matters when it comes to total losses.

I guess having a local warehouse will save on shipping, assuming I can find a truck :) But the big box store truck rental will be a lot less for a few hours than shipping costs on heavy flooring.
