@William Hinsche I personally enjoy looking for multi-family in 43212, 43201, 43202, 43215, and 43235 as these are are areas that I would live in myself to buy and owner-occupy.

If NAR had any balls, they'd cut off the IDX feeds and take their listing data private again, force anyone who wants access to MLS to sign a buyers rep agreement at the very least or better yet pay a retainer, put the companies who simply populate data from the MLS into their own sites then offer crappy customer service out of business (the ones who brought these lawsuits on us by being bottom-feeders) and control the market. 

A healthy percentage of higher density multi family properties are open to seller carry or owner financing.

I’m confused about the off site management though?

Unfortunately, HOA stopped new owners from renting due to a flaw in the bylaws that allowed so many renters than owner-occupied. 

I am a PM co owner and we take over once property furnished and ready to go. 

We’re not sure of this deal is going to be able to close without our seller as the official owner, but there seems to be no other option.

The issue is that fix and flip and DSCR loans are business purpose loans where you are required to sign an affidavit of business purpose / non-owner occupancy saying neither you nor your relatives will live at the property.
