The savvy investors that are doing such loans are simply putting a lot more down...many at 35% down or more. 2 years ago, we were seeing deals at 80% cash flow.

What happens if they don't pay rent or refuse to lease?

They seem to just forward emails and pay vendors and collect the assessment fees.

(I'm not sure how this will play out regarding the value of the home and only paying $160k.

Paying down a mortgage does not increase cash flow it simply shifts the income source from the property to the equity.
