Short of buying something well below market value (70%ARV), which means you'll have to source those deals yourself - you'll not find them on MLS, and the wholesalers are peddling "deals" at 90-95%ARV plus repairs...which is most of the time 98% ARV)4.

I understand the argument that you should just make the minimum payments to your school loans for now and funnel that money towards investing and while it works for many, I think that type of think is short sighted.
