Meaning they'll run your credit to qualify you for the card (even though in the end it will be under the EIN of the business and business name), however those cards will not appear on your credit reports.They will only show up on your personal credit reports if they go delinquent, because you guaranteeing that they will be paid.By the time next year comes around you should have recovered from the inquiry or two for the card(s) you apply for.If you want to establish net30 credit lines that report, with no personal inquiries I'd recommend Uline and MSC industrial to start.

You should require them to pay all rent, late fees, Notice fees, court filing fees, etc.If you've done this more than once with this tenant, then I would continue with eviction.Once you actually appear in court, then I would not stop the process.

For the level of hand holding it appears you need, absent showing up with enough cash to buy several properties, I can't see many people getting excited at the opportunity to teach you this business in return for possibly managing one of your properties, if you ever buy one and maybe in a few years another one.
