Given our inventory situation and the fact that demand is driven by a demographic shift I don't think much will change on the supply and demand equation and therefore prices are likely to continue to reflect that.One way you can tell is that a good duplex in the 300-400k range will usually sell with multiple offers within 3-5 days and significantly over asking price.

They market is shifting. 

I was initially focused on La Jolla, Pacific Beach and Mission Beach areas, but all are subject to these new restrictions which I think will kill my revenue so I have shifted my search slightly further north to areas that have a similar feel but no such restrictions - in particular Encinitas, Cardiff and Carlsbad. 

In general, recommend you have VERY specific tasks for them to do.Philippinos are very passive and won't be very creative in getting things done.Also, there's many problems with electrical & internet outages, as well as not showing up for shifts due to mysterious "illnesses".

With the community banks no longer the only game in town offering 5% down for owner occupied multi families we should see a shift in demand and utilization for 2-4 family units.
