But WhitePages.com just strikes me as weak in comparison.

Some properties require the appraiser to search high and low and get creative with the "comps", if the sales comparison approach to value is a requirement of the appraisal. 

Don't forget about transaction costs and tax on your gain as part of your analysis for comparison purposes.

I recommend analyzing a few similar properties that are on the market and looking at all of them for basis of comparison.
