@John Barkow Are you sure they're not talking about co-mingling security deposits? 

Someone who has been doing this for a while is going to have a network of people and methods they use to find out about these types of properties before anyone else does.

Do you believe that a young, baby faced RE investor will be able to secure funding from a bank, or should I focus on more creative ways of financing RE deals?

I feel like after reading a couple of books the overarching mentality, techniques and methods on real estate investing would become repetitive but i also want to do my due diligence and get smart before rushing and failing at my first real estate investment. 

Some people have them for anxiety and possibly the firearm makes them feel more safe and secure. 

@Caleb Dryden there is another method. 

It'd just be one less person to hold accountable if things go bad or they end up leaving damage/money owed that isn't covered by the security deposit when they move out. 

Knowing everyone is busy and not wanting to waste anyones time, how do YOU deal with securing access to the property so you don't have to ask the owner to stop by each time your contractors need in to do the walkthrough and write up a quote?

Hi @Agbolade Adesoye ,Good job on making the decision to invest, but the timing isn't right just yet.If you're wanting to invest your own funds, continue savings cash until you have more like $25,000 available to go towards that rental house.If you're wanting to invest other people's money, find wholesale deals in Arizona and apply the BRRRR method .

They don't seem to want to take the easy way out, they probably think they're going to get their security deposit back.
