Looking at first Deal... Now what??

Newbie investor looking at first deal. Obviously I've not identified my go to contractor yet I and 've found a house I'd like to get multiple bids on for the remodel. Knowing everyone is busy and not wanting to waste anyones time, how do YOU deal with securing access to the property so you don't have to ask the owner to stop by each time your contractors need in to do the walkthrough and write up a quote? Even if the owner is willing to leave a key, what about liability issues for existing damages that could get blamed on you?
