If you've got a lot of cash, look for places where it's cheap to buy, there's a high demand for rentals, and the chance for growth.Good luck!

My point is the process of investing in real estate is not as fluid as it seems and for busy people it may even turn them off or they may just start splurging money and expect high cash flow and that won't happen.

I have been BRRRR-ing for over a decade and cash-out appraisals are always more conservative.

If you're buying in Denver, cash-flowing is tough.

Cash flow varies unit to unit and seasonally, but is consistently a viable business model. 

@Chris Seveney, we own one investment property and have some money in retirement, but we just started saving so its not a large amount yet, so I wouldn't say we have a ton of assets at this point.

Even though I was cash poor, I had good credit that I had been working on since I’ve been a member of BP. 

I currently house hack a duplex that I plan to cash out refi soon to repeat.

They are rentals that are both cash flowing and under lease until next May, at which point I plan to rehab and resale.
