All capex Items except the roof (was redone right before I bought it), flooring, paint, landscaping, toilets, faucets, light fixtures, door hardware, outlets..... you name it we probably updated it.

I don't see a lot of 2 bedrooms in Chattanooga getting $1700/mo in rent, especially not places that are bought for $175k, so those aspects of the deal look good.The 1% rule doesn't take into account a lot of factors, such as upcoming CapEx, etc. 

In the 2008 recession in the USA, when people lost their homes and foreclosures were through the roof, rents increased and the vacancy rate decreased.

A large bank barn (needs new roof, which I know can be pricey), a three car commercial grade garage, and two other garages.

What about solar on the roofs to reduce tenant costs? 

Needs a new roof and cosmetic on the interior so I think I did good but it's still in the Mom's name and she has passed away.

I have yet to see a contract for sale that does not include a description of the property IE  3bd 3 ba  new roof old roof  peice of junk  great house etc.. at that point your advertising real property but dont take my word for it.. like I said if you really want to know talk to the state NO ONE ELSE as they are the ones that make the rules and enforce them..
