Keep in mind that the big trades that I used (Framing, Foundation, Roofing etc.) have to register with the city and I would not tackle that on my own anyway.

New roof and then after hitting the market it was clear we needed some curb appeal so we improved the landscaping.

We are looking for someone who can handle the removal, re-roofing, insulating, and sheet rocking.

(think roof, foundation, siding, HVAC, windows, etc) these are usually permit-requiring items that are intensive and require more time/investment.2.) what interior/cosmetic things could be done?

for example, if the inspection says the roof is new-ish and is sound, it's not likely you will need a new roof for a while. 

I have some SFR in stockton, CA and the insurance rates are going through the roof. 

Roof has 7-10 years left.

Its a 4/3 home that has 175K mortgage on it and is worth roughly 310-325k now, but could need some renovations (like a new roof and minor things) to get top dollar .

Hey Taylor thanks for the feedback, but I meant to say moderate rehab not light, the units are in good condition but the roof is 30yrs old.
