I would recommend finding an attorney over Anderson or Prime (have heard mixed reviews about them) if you decide you want to get an LLC.The reason for Wyoming is that you get a registered agent and a virtual business address for anonymity and no one can track you down (e.g. tenant trying to sue you, if you're at fault in a car accident and the other party is trying to sue you).

As a real estate agent, have you met the requirements for real estate professional status?

I really don't know how much the bids are going for nor is the listing agent legally bound to let me know the honest offers received so far.Any help would be appreciated!

Local RE Meetings are great to, as well as even reaching out to local agents to see if being a realtor is a path you would like to take.

We don't have wholesalers out here; no real investment focused real estate agents either.

It's amazing how often I need to help course correct investors that have been fed bad info by other investors, incorrect blogs/articles, by agents that should know better, etc.

There is an immense amount of wisdom in the replies to this post, I hear a lot of positivity overall with a solid sprinkling of caution.I also question the validity of the agent's scenario you mention above in regards to taxes - you should speak to your CPA on how this purchase would impact you.
