It definitely feels like that at times but my thinking is if I find a great deal and represent myself well then the money will come.

The key point from all these responses seems to be that PMs are overrated and represent risk, and that profit for them is a question mark, which raises the likelihood they'll do something undesirable with your tenants/properties. 

It's fine if you keep it a hobby, but frankly, it's a disservice to clients to have the JV team representing them. 

If you went in, proposing to purchase yourself, without the ability or intent to close yourself, you fraudulently represented your intention and the bank if they wanted to would have a recourse against you.
