@Fareed FityanChris is obviously great, he is incredibly knowledge about everything in the lending world...When a TIC loan that I used to have matured last year, the ONLY one that could and did help me was Stanford Federal Credit Union...Now I am shopping around for a rental cash-out refi, again SFCU offered to help, and Keystone Credit Union too...

These deferred taxes on capital gains and a potential tax-free profit in the future creates an incredible combination of financial incentives for beginner to advanced investors as well as large developers and commercial users.Opportunity Zones are similar in some ways to 1031 like kind exchanges (1031's allow investors to defer taxes on gains from the sale of a property by reinvesting the proceeds from the sale in another property within 180 days).

I can only speak from my experience, which thus far is relatively immature, but I have purchased in the lower-end to produce higher returns. 

You can also meet other small landlords and get referrals on best practices or vendors to use for things from flooring to window coverings to HVAC contractors.Dues are relatively affordable and are an incredible value if you take advantage of some of the resources provided.

If not, then I don't see how this could ever work.And if the purpose is to obviously avoid having to pay claims the tenant should be responsible for, if they didn't have insurance but you could produce a lease that says they agreed to carry it and in fact had it at one point then dropped it and that they were in violation of that lease clause, would that really help?

No matter what you put in place to gain business, at the end of the day it's what was produced. 

I know for a fact that ozone will remove the curry smell but it is dependent on using a large enough ozone generator to produce enough ozone.
