When I acquire an off market property at a good price and want to move it quick, before I even give the public (or even my large private buyers network) an opportunity I look into a shortlist of buyers I have a strong relationship with.

I would also have conversations with other real estate investors doing commercial deals and pick their brains.

Start with wholesaler properties and accumulate some money and after start with rent properties or find money to a private lender or to the seller or..???

Our demand letter adds that we will send the originals once we receive full payment.NEVER SEND ORIGINAL LOAN DOCUMENTS TO ESCROW UNTIL YOU HAVE BEEN PAID OFF IN FULL.Some title and escrow companies are not used to dealing with private lenders and will occasionally hem and haw, but this is legal (and encouraged by my lawyer).

Do they have a lawyer involved... or is this info all related through a "conversation in the back yard."  

ARV is in the $200-225K area (My realtor thinks it can sell for more but that is another conversation).

I welcome these conversations when my client is seeking a mortgage.I am not in the mortgage business, but I have learned over the years that lenders may add back certain deductions to arrive at the mortgage-qualifying income that he or she will use.
