Hello BP, I have 100000 in an ira/llc and am wondering how one can use nonrecourse loans to by multiple properties specifically how/can you use the part of the ira for down payments on multiple properties and get a loans for the remainder of the principle(non recourse).

Keep in mind agents will shy away from advising their client to accept a sight unseen offer, and if you end up doing this enough time (and backing out) you get a reputation.

I am under the impression this has to be written correctly in order to safely build the equity by assigning all or most of my monthly payments towards principle (bank requires 20% in the deal).

And then include language stating if the seller agrees to subordinate should the need arise, buyer to pay $10k toward principle and increase rate to 6%.

The main reason I want myself/spouse to get a license is to have access to the MLS and potentially other sights that are exclusive to realtors (like RPR) and be able to get into properties for walk throughs without having to go through an agent.
