Does sitting on several hundred thousand in reserves help protect a portfolio.

That would still make it to a major player.

VRBO has acted reprehensibly through this, but they’ve stopped short of confiscating and refunding payments.This space needs some new players.

I'm all for the protection that contracts provide, while at the same time, I often laugh at things that can be in there that don't make any sense. 

Unfortunately, these efforts seem to be about protecting the tenant with no regard for the landlord.

Once you do that figure out the real players in that strategy and network with them.

If you have money saved now, but just need the two years, it might be safest to just keep saving until you are two years and just do it all yourself and protect yourself from a bad partnership.

Before I buy another property I was thinking that it might be a smart move to put the house into a LLC to create a large amount of asset protection, I already have a umbrella policy on the house as well.
