Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I cut my teeth on my first purchase in 2017, a one mixed building with 2 commercial tenants and 2 residential tenants.

Ive made some good profits of of similar houses. as long as it isn't mold. usually with pets its only takes redoing flooring.

I got my teeth knocked out and my lunch money eaten on some of my inititial "deals".

Will you allow pets?

The flooring was already removed as there had been pets going to the bathroom and the urine smell was strong.

There was a disagreement (between the seller and I) if the pet deposit should be transferred to the buyer.
