I've done some with owner financing, I have taken personal loans, and I have paid cash for the property.

Very few entities get this for themselves unless they are doing something like getting a loan, but it’s pretty cheap to do and can be done on line usually.

But, personally I wouldn't start the renovation until I'd had done a background check on the person who lost the property, to see if they have other assets they could sell to redeem the property or relatives who might help them out. 

I am not one of those.I do personal communications with all the guests and they have my cell so they can call or text.
