The lender just needs to explain the builder up front that the funds can be wired same day as the home is set on the foundation and coordinate with the appraiser/inspector to meet at the time of delivery. 

Just want to be careful on which broker/lender you use because some of them have a prepayment requirement and try to stick you with a 3-5 year prepay.There is also a 40 year I/O interest only but its only fixed for the first (10) years.Make sure you know how many months reserves they require before you get to deep into paying for the appraisal and then find out the deal is cancelled in underwriting.

@Eyong Agbortogo Estoppel agreements are used to clarify things like if the tenant has a security deposit, what they pay in rent, if they are month to month or under the impression they are on some type of annual agreement.

But if I needed it to pay for itself I'd be divesting and probably losing 30-60k of principal besides right now.

SEO is more of a "brand recognition" method than a lead generation thing, it will pay off down the road but you'll have to be consistent for 1-2 years before you start to see results...

As long as you have an exit and do not get stuck with the penalties and interest if you do not pay it off in time, its not a bad idea.
