I know some people online say that the government covers repairs but I haven't seen that in any of the documentation and from what I've heard from fellow investors that is a lie.

Now the question is:*Post for sale by owner as is and hope other investors contact me that would be interested in doing the renovations them selves?

Unfortunately every other post either recommends it or says not to do it especially as a first time owner with no real estate experience other than books and research online.

@Charles AdamsThat is a game changing statement for sure and enough to get the plaintiffs attorney excited You will still get a lot of conflicting opinions and the fear mongering is very real.....Some of it is warranted and some is just sales based on scare tactics I have owned in my personal name and been sued personally not really a fun experience haha  

Be on the board, send market reports on sales even if the listing wasn't yours.
