That has been talked about forever.While I mention that I would agree Springfield, west Alexandria and Annandale are ripe for a huge boom as on the Virginia side it’s the one area that does not have great metro access so the cost of housing is considerably less than abutting downtown Alexandria / Alexandria-FFX county and falls church.

Call the cops the minute someone breaks in, then they won't have time to establish themselves.

I have spent 15-30 minutes a day, with some breaks, for close to 10 years just answering questions in here.

For those of you who've done JVs whats one strong piece of advice to get in the game?

Give them one month back assuming the place is in good condition at move out. 

I've always been curious on this one as I run into a ton of folks that did taxes incorrectly on turbotax/h&R/etc...and for the question, I think reaching out to a local CPA or to Michael above and just paying for it may be far easier than trying to deal with the IRS yourself.

There is nothing that exists that will completely insulate your rental property from complete liability, because the minute it is rented, you are exposing yourself to liability.
