Again, lease doesn't explicitly state there will be an increase though, and for having the most sq footage (1 br + basement) she's paying below market rent.Units 3+4: two more studio apts, can rent for $750 each.I plan to put in an offer contingent upon inspection (and obviously getting into Unit 2...), but I'm not sure whether I should also ask for the property to be delivered vacant..My questions:- If I keep the tenants, what should I obtain from the current owner or the tenants themselves?

if the property is $100K and the rehab is $60K you'll need 10-15% down plus closing costs plus holding costs - conservatively 16-24K + 5-10K + 6-12K = 30-45K at leastand you don't want that to be all your savings... so you'd need separate savings and emergency funds - i'd want 25-50K depending on situation, lifestyle, etc.so 50-100K i guessbut that's just a horseshoes and hand grenade estimatethese types of questions are hard because we don't know much about you or your financial situationWhat if the house, let’s just say, is $100,000 and my lender is offering to pay the closing cost (3-5%) and they will cover 100% of the house and rehab?

The institionalized players typically have 100-200 BPS lower rates than standard hard money lending players but they're clunky and have lots of requirements its almost like the instituional HML should be called "hybrid hard money or hybrid bridge money," because of all these requirements.When we're working with those instutionalized players we usually have to do almost as much work as a conventional loan (1-4 fannie, not quite but almost as much).If you'd like to learn more about the different options or get a sounding board on what options are out there feel free to reach out and we can talk shop.

We do ask for W-2's and bank statements, it's right on our website.But, to ask your PMC to do this when it's NOT part of their standard process, after you've hired them, is not going to go over well, as you are experiencing.So, you have a choice, accept their standard process, pay them extra to do as you want or take them up on their offer to terminate.
