Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

They have been up-front and honest with me about a 1031 issue i had and even offered me alternatives / an out when timing got sideways. 

@Bob Asad investors in high-cost areas do this all the time, but I wouldn't.They are betting on both value & rent appreciation, but it is speculation.

Also remember even with a high amount of financing, the lender will want to see you have reserves to cover the project in case it goes over budget.
