Talk to your lender, but if you plan to occupy the property as your primary residence I think you may be able to get an FHA loan for 3.5% down.

Well bad news a Conventional Owner occupied 2-4 unit is a 15%-25% down payment, even with a Conventional Affordable 2-4 unit the down payment is 15%.

Its a triplex and agent said "Rent is $1400 fully occupied (800+300+300)" I still have to call agent and verify rent numbers, taxes, insurance, and flood zone which I did not put in consideration.
