So that would go into the new place but would you be able defer the full $70K gain if you are putting less than that into the new place and you took out the equity ahead of the exchange?

I live In southern Ontario(guelph area) and have noticed some investors but not many.

Many like me look at the historical trend lines of this market and say, nope, still running ahead of the mean and the gap is widening.

The Tenant must give written notice at least 4 months in advance to terminate and must pay rent for the described lease duration.

If the seller is coming out ahead with his new buyer, you could make it clear that you are not going to go away easily and negotiate for him to pay you to go away.

With all the support around here, sounds like you'll be way ahead of the game.
