Try and start communicating with potential investors now, by email, etc.., in the location where you plan on going once you get out, so that they are well aware of you, when you finally show up in person.

Both were not communicative enough and, most recently, the second did not 1)find or 2) repair significant damage to the house during tenant changeover.
