Plus commercial non-residential will slowly decline for the same reasons as the rest of the economy, and residential investment properties can't get too far out of whack from residential OO.

The option fee will be non-refundable in the event of default or choice not to purchase, but should it be applied toward the purchase price typically or is it just money collected for the option to purchase a property in that manner?

A few months ago around Christmas time we were doing a bathroom remodel for a new homeowner on a house that was flipped, the master bathroom was a disaster, there isn't enough space to go into all the things wrong, so I'll just tell you about the bathtub - jetted tub they bought from Home Depot, so it was a de-engineered Jacuzzi model, low horsepower pump, less jets than the non Home Depot version, but it looked new and shiney. 1) Tub wasn't sitting on the sub-floor, was suspended by it's rim, even it they had built the tub deck correctly to size based on everything else I sure they wouldn't have poured a mortar base for it to sit in.

Even if it is a multi-family.Hopefully others will have better options but, for a non-owner occupied property, it seems tough to find any financing that doesn't require a 20-30% down payment.Since the owner is motivated, maybe they would be open to an owner financing deal?
