For identification, acquisition, project mgt, sale/rent and property management, I would ask for at least 25% if not more.I was on the investor side for the first deal I did (mainly for experience), where I funded the purchase (cash) and my partner found the property, did project mgt and a little property mgt and paid for the rehab (about 20% of overall cost).

As I think about creative ways to obtain my first property, I can't help but think a little outside the box.I own a lawn maintenance business and while we mainly deal with residential (better money), the company can handle small to mid sized commercial properties.

We added 800 SF and updated all electrical and plumbing and completely renovated with contemporary elements typically not found in historic neighborhoods, such as open floor plan, large closets and master suites (both up and down) and gave the house a modern aesthetic.

I've been doing research for the past couple weeks and i think i'm going to start investing in mobile homes, mainly because i do not have a large amount of start-up money and they seem to be somewhat simpler than the other paths of real estate investment (If you think that last statement isn't true please speak your mind).

Here is how to do it in any market 1) block must I repeat must be desirable for the area (one or two vacant buildings and no bad elements)2) good property management (treat your tenants like hotel guests)3) buy well high yield for higher risk4) solid construction with lots of upgrades keeps tenants long term.
