-Visibility - corner locations or offices with prominent signage might attract more buyers.I would suggest walking the buildings to get a better feel of the properties.

Problem is I don't want this attracting tenants who cannot pay, or making them think "who cares, I don't have a deposit to lose".What do you think about using this in lieu of a standard deposit?

I do believe it will help, giving me access to the MLS and can run comps and have knowledge of the market.Also, will be looking to house hack and buy and holds if I can get all the pieces to fall together.Will be attending meetups to network.Will be searching for my own deals with some local realtors.

The problem is not only that existing tenants suffer, but that local government will be pressured to pass legislation that will be extreme and engulf well run parks into spending unnecessary expense and complying with rules designed to provide residents with services they don’t want.
