I would be careful forming a specific list per se.... things will happen that are not normal "wear and tear" that the tenant should be responsible for and if its not on the "list" you are stuck... the list will need to continue to evolve.Keeping it relatively vague keeps your option open.

I know many successful people in this business - some have invested $$ in their education, and some have not.While it is a very short list in my opinion, there are a few good "gurus" out there who teach because they enjoy it firstly; getting paid is secondary to them.

Ask your title company to pull a typical mortgage for you ( they are recorded) then read every section of it.. you will normally come to a section of the mortgage that says EVENT OF DEFAULTand thats where these events will be listed. they inlcude Wastenon payment of insurancenon payment of property tax's Alienation of title ( thats what your doing when you transfer title and do not payment off) sub too.Etc..
