Welcome to the site Mary, I am also from Colorado and just joined up recently as well.

A co worker has a rental unit that he hasn't recieved rent on for 3 months.  

I commonly see 6 & 7% as a listing agreement price.Splits are not always going to be 50% to the co-broke.

Normally in this situation, I have both tenant and co-signor fill out an application so I can check both out.

I have a number of rentals in Northern Colorado, but the market is so hot here that the numbers for cash on cash returns are now very low.  

I have 16 properties in southern Colorado and I'm looking to refinance a number of them in the second half of this year.
