Due to the CARES Act, the 10% penalty is being "Waved" in 2020 assuming you meet the loose requirements that they have.Any individual who has experienced “adverse financial consequences” because they’ve been quarantined or furloughed, or because their hours at work were cut.Individuals who haven’t been able to work because they’ve had to stay home to take care of their kids.Business owners who have had to slash operating hours or shut down due to the outbreak.Basically the Fed's are printing money at an alarming rate which in turn "devalues" the dollar.

The loans could potentially be broken up into 4 individual loans (per property) if the number of units is an issue for traditional lenders.

That's typically more expensive and less favorable borrower terms, so it turns off a lot of buyers.Depending on the part of town that it's in, a good exit strategy could be to do a condo conversion and sell of each unit individually.

If so, print them out or send e copies along with a detailed letter explaining your contract-project based relationship with the individual as a response to the letter.Also, this so called friend would have had to file for unemployment and provide your info even though they know you’re not their FT employer so I’d use the term friend very sparingly in this situation.
