If I have two identical properties in all respects that produce the same NOI, but one is on the "good" side of the track and the other the "bad", the property on the good side of the tracks will sell for a lower cap rate, since people will pay more for that less risky stream of cash flows.

It gets real fun when you are doing an eviction of an uncooperative tenant in normal times and when you add court costs and vacancy you are looking at 3 months+ of lost rent, and the tenant was essentially committing identity fraud to qualify in the first place.

@Pawan Pandey go to Redfin or Zillow switch the filters to sold listings within last year and see what shows for houses with similar features to yours.
